We commit to performing the following services for you: 

One Week Prior to Listing the property

· View and photograph your home

· Agree to final listing price and terms

· Professionally prepared  2 sided color brochure of the property

· Film a Virtual Tour to be placed on the internet for added exposure

· Send out 200+ Just Listed postcard; 200+ will be sent the following week to create continued interest

· Meet with the Stager if Stager used, OR assist and give direction for any smaller level staging needs

· Meet with any inspectors on site to assure timeliness of inspection process

· Post Coming Soon sign & utilize the URL www.youraddress.com a  web site will be created for your  property that will included photos, virtual tour, disclosure information, and property details.

 

Week of Listing the property

· Install lock box and place sign

· Submit listing to the Multiple Listing Service—AFTER you have approved the written description of  your home.  6+ photos will be placed.

· LeadRouter utilized on all inquires submitted by potential buyers to www.Realtor.com, www.ColdwellBanker.com, and www.CaliforniaMoves.com

· Submit all disclosure documents to be placed on web site for potential buyers to view and for us monitor interest levels

· Mail hand addressed Open House mail to your neighbors, 19 in the complex

· Home to be featured on Opening Page of www.CaliforniaMoves.com

· Place “Open House” ad in San Jose Mercury News weekend edition           

· Present home at Saratoga Coldwell Banker office meeting (145 agents)      

· Hold Open House for Brokers Tour

· Hold Open House for public—Sat & Sun        

 

Throughout

·  Daily visits to property to collect business cards and check that quantities of flyers are adequate.

·  Communicate to you traffic levels, and phone calls from the public and agents

·  Contact visiting Realtors via email and telephone for input regarding condition and price– survey results forwarded to you.

·  Update you after each Open House to provide feedback

·  Review with you marketing plans going forward
